After deer season I am going to look at leasing 125 aceres around here. The land was clear cut about 25 years ago and has mostly regrown now.
If it would lease for the land taxes , about what would they run , Land is undeveloped with nothing on it.

How many ethical hunters could it support with a no under 4 point then no under 6 point rule . Only 1 doe per hunter , youth hunt any kill . Only 1 guest per year per hunter on lease, not counting youth hunters.

I am thinking 6 hunters max , maby 7 .with 1 guest per year and 1 youth that would be 21 hunters. That may be to many . That is why I am asking . Should we allow this many guest hunters?
Another thing is paperwork , hhat is involved there, does it have to be notorized or written by a lawyer.

I would start with $5 an acre , and no more than two hunters . 125 acres is small for a lease . 100 acres per member is the average on most clubs . Any more members than that and you will be putting too much pressure on the deer .
 
I have 41 on 2662 acres, but out of the 41 only 15 or so actually hunt the property, it is amazing as to how many want to be in some type of club and never use it, its makes it better for the others
 
You need to go to your county tax office to see what the taxs are.As few hunters as possible to swing the lease.Depending on how hard ya'll hunt it ?? 2 or 3 guys 4 max if some don't hunt much.To keep from putting too much pressure on 1 spot each hunter should have 2 or 3 stands. To manage it and keep some deer in it a sacnuary should be in the plan.
 
sounds like a good lease for you to and maybe a buddy to take advantage of. doesn't sound like a "money maker" from which your questions lead to.
 
Am not trying to make any money on it . I just know how it is with hunting buds.
I ask on here mainly because I have never leased and I have wanted to secure this property for a while. I ajoin with it and from my back door it is less than 60 feet away.
It would be convenient for opening up more property to hunt and being able to post it would calm the deer a lot.
I am glad I ask , now the lease will be for 3 . One of my neighbors wants to be on it and my hunting bud Kermit. As for guest hunters , it looks like it may be 1 youth per hunter per year.
 
Yup, 2 or 3 hunters max if you want to ever have a realistic chance of killing a 3.5 yr old or older.

If you subscribe to the 'if it's brown it's down' crowd, you could probably put 5 members on the club, but expect the deer to transition off the property or become nocturnal rather quickly.
 
125 acres for a lease is pretty small. I would only hunt 1 or 2 people at most on that property. Radar was pretty much on point.
