Maybe not for much longer .. the insanity is bound to correct at some point
Everybody says it's coming down but not here. Auctioned 167 acres at the end of my road a couple weeks ago went for over 4.8 mil. There's one tract that didn't have a price when this pic was taken of the board.

If it was flat and over here close enough I'd be real interested - get some farmers to manage it for me / grow crops and leave me room for hunting occasionally. I know two people doing that or something similar.

20 acres of cutover with no road frontage is bringing a quarter of a million dollars in East Tennessee? Who the heck is paying that?
Every northerner or foreigner moving here is paying that, lost a 236 acre lease that sold for 1.2 million, every 10-20 acre parcel around here is bringing 10-20 thousand an acre , even the places with over 1000 feet elevation gain is bringing 10 thousand an acre its insane
