What do y'all think is a fair price per acre for a little over 100 acre property?

It's just under 108 acres. I ended up coming to the farm this morning and found some good sign. I think we'll end up getting it. Thanks for the response. It has had nice deer killed on it in the past, but hasn't been hunted much recently (landowner fell off a roof years ago and can't get around like he used to). His property taxes are around $1000. Can't expect a landowner to lease out hunting rights for less than his annual taxes.
Is it a good deal? Wilson Co is known for a lot of 130 to 140 class bucks. Expect to pay a premium for places known to consistently produce over 130 class deer, expect prices to skyrocket for places that can produce 150in ers.
If you are meat hunting, and the property isn't expected to produce anything over 110in, I wouldnt pay over $5 per acre... if the area has produced several 150in deer in the past few years, $25 per acre is reasonable.
Sucks to be that way, but if the landowner knows he's got a real chance at and is actually producing trophy deer, he knows $20 per acre is cheap.
Here in MS where leases are the norm, $5 per acre is standard for land in the middle of nowhere that has no trophy potential. $10 per acre is norm for land close to population centers with no trophy potential. $20 per acre is norm for for land with potential for 140 class deer in the middle of nowhere, and $30 per acre for 140 class deer close to a population center. There are several properties that bring $40 per acre, but they consistently produce at least one deer around or above 150 annually.
If you want a cheap lease, head an hour east.... but you may spend the difference in gas over the season.
