Just throwing a feeler out . How much would you pay per acre to lease property in Perry county ? Also how many people would be interested in getting on a lease if it was between 500-700 a person . And less than 1 hunter per 100 acres .
 
Prices vary depending on the county of course and the land. I just looked at 109ac. in Hardeman that is pretty much cut over and they want 20.00/ac. which I think is ridiculous. I'm thinking premium land shouldn't be no more than 15/ac and average land about 7-10/ac.
How much of this lease is woods or mixed with ag fields?
 
It is at least 70 percent hardwoods with cutover throughout . There are Ag fields on a few of the surrounding properties , and it borders a river bottom on the west side of the property .

It depends on how many interested folks I could get . There is 4200 acres total split up into different tracts or leased as one .
 
That is a good chunk for a club to consider. I would not deer hunt it because I am tied up doing that in SW TN, but I would consider the turkey hunting aspect of it if you and others move forward and finalize a lease.

Holy smokes! I agree that $20/ac seems awful high. Not that it matters one way or the other but was this a private landowner or timber company trying to get that rate?

Private land owner who just buys land, logs it then resales it. I see where he gave 1200/ac to purchase it, he logged it and now he wants 1250/ac for sale.
20/ac for hunting rights isn't even close for my budget.

I guess my next question is do we have anyone on here that would be interested in joining a long term club at 675 a person in Perry county ?

I don't want to get everyone's hopes up and then nothing come of it , but I need 12 more people to secure at least 2200 acres . That will put 15 people on 2200 acres . Tell your friends , ask around . My number is 865-684-6035
 
You might post a link to this in the hunting lease forum. I grew up hunting on Toms Creek and father in law got a lease there last year. It used to be loaded with turkeys and the deer was decent too. It's been a long time since I've hunted there though but is unit A unless something changed. Sounds like a good deal for some folk.
 
Perry County is in Unit L now. Deer numbers are pretty good, turkey numbers are out of sight (or it seems like it anyway). Seems like the quality of deer taken over the past 5-10 years has really improved a lot.

This is what I have heard from everyone I've talked to .
 
We own a few hundred acres in Perry county and also lease almost 600 acres. I would say a fair price for a lease would be from 4-5 dollars an acre depending on the part of the county and quality of the land. The closer you are to a river the better quality the deer will be. What area of the county is the lease located? There is a similar sized tract across the road from my place.

South of Linden and it borders the Buffalo river on one side .

Right now , the only thing holding me back is a lack of people willing to pay quickly . I have had tons of interest but I need at least 15 people total to get 2200 acres . And I need at least 5-6 more .

Sounds like a heckuva deal for some folks. I'm on 3100 acres and we have 24 people in Hickman county. If this were closer than where I am I'd be interested. Good luck.
 
How far of drive from nashville are we talking 1:30-2 hours? Is there a good road system or is a 4wheeler needed?

A four wheeler is not needed , however it would make dragging a lot easier . And it's around 1.5 hours from nashville .
