No one has any openings? Getting on a lease is frustrating gotta know pretty much the whole group šŸ˜‘
 
There was a man thinking he worked at a bank in Sparta that leased from a property owner that owned 55,000 acres and sub leased parcels out . Thing is I can't remember his name or info but we leased 1300 + acers from him many moons ago right off the mountain to the west as your heading to Sparta from Spencer . You might could do serches on that side to find out who owns the properties . There is a road that rurns west from 111 at the foot of the mountain and that property we leased bordered that road . Sorry that's about all I can help....been a long time ago . There is a guy that frequents this site that lives near there but can't for the moment remember his avatar name .

Rememberd the members name @LA man lives in Spencer ...I told him the same thing I just texted to you . He may have found the guy ???

Man, it's tough... we had a couple drop out of my current lease this year. Grass is always greener. $1000 for year round access, 1 buck and 1 adult doe, unlimited fishing and 4 wheeler riding, camping, whatever.

One of the replacement members is a disaster. So far he has shot 2 bucks with a bow, neither recovered even with dogs, allowed his son to shoot another buck, blood but no recovery. Then he shot a fawn. And he is still hunting because he hasn't actually recovered a buck.

Our deer density is so low, we just can't afford for one member to do so much damage.

Ouch. That's simply unacceptable.

On my places I adopted the outfitter rule that if blood is drawn it counts as a kill regardless of recovery. Sounds like your lease might could benefit from a rule like that. It's not intended to punish anyone but rather to minimize the damage potential of hunters with less than stellar judgement, ethics, or ability. And in the event it's found out that a hunter failed to be honest or forthcoming about wounding a deer, they get the forever boot.
 
I saw a listing for land in Warren county, not too far from where I live in Murfreesboro (near McMinnville). I text the guy because it said $4500 and I was like that is a pretty good deal. Dude tells me it is $4500 per person unless you come with 10 guys in the same group then it is $3500/person... $35000 per year for 795 acres. I just asked questions, but that is way to rich for my blood for a place to hunt.

Most I'd be willing to pay in the Middle TN area is about $1500-$2000/year and that would be for good hunting land with an opportunity for a mature buck.

Everybody seems to be going to a per person rate vs. $xx/acre. IMO it should be # of acres x price per acre. Once that is established the leasers should be allowed to bring in as many as they want and feel comfortable with. so if 500 acres cost $7500 (15/acre) then the # of people brought in determines the price per person.

Been a lot of wounds on my place this year too including the one I ended up putting a tag on for that reason solely.

It is maddening

incredibly true with the high dollar equity clubs...

one of my friends fathers owns a share in Lone Cypress just north of Greenwood. A share of that is up for sale for 1.5million.... Annual dues are $30,000 per year. Granted, it used to be one of the premier duck (great deer as well) clubs in the delta, with 1200 mallard kills annually.... but for that kind of money, you could just invest the equity and dues, and go on multiple outfitted hunts each year and never touch the principal....

The real scary thing about that kind of investment.... ducks just aren't getting to the central delta until mid January... If that trend continues, the duck hunting could go to pot. And if CWD were to pop there in high numbers, the deer hunting could also go to pot.
 
I tell you it's getting harder and harder to find a place. I've come to realize leasing is only for the most part short term. If you don't own it then nothings promised anymore. My dream was to always own my own place but I never could afford it while raising a family on my come at the time. Now that I may could afford it I worry about our health getting in the way and needing the money for our care.
What I'd do if I was young and couldn't afford a place I'd suck it up and find some public ground to hunt. Then just keep your eyes and ears opened just in case something comes up then to go after it. But just enjoy the public ground as much as you can until the other comes up.
