I have some questions for those of you who lease land for hunting. I have never been on a lease before and I have an opportunity to lease about 355 acres in N E Tenn. I have not seen the property yet but I am going this weekend to scout. I'm looking for land to hog hunt don't really care about the deer sign cause I have land for deer hunting and bear sign would be a plus. The owner of the property told me the land has plenty of hogs but he would not tell me what the previous lessee paid for the land. My questions are:
what's the going rate per acre for the area and should the amount of sign influence my offer?
How many hunters can I have on 355 acre to be safe and everyone have a equal part of the land to hunt on.(and it looks like from satellite photos I've seen that about 2/3 of the land has been logged a few years back)
The property has a large creek on it so should I start my scouting their or on the edge of some of the fields? I'm new to hog hunting and don't know where to start.
