Lease Agreement?

For years I have hunted the TWRA PHA's. However, this year "Heartwoods" has taken their land out of the program. I have found a farm I can lease for $1000. The owner is in his 70's and appears to be a stand up guy. I was anticipating a handshake deal, but got to thinking today if a written lease may be in order since I dont know the fellow. I am assuming I will have to run a couple of guys off the property this year as it has never been leased before and I would need written documentation to prove I can be on the property myself? Would you guys get it writting? Also, does anyone have a simple lease agreement (if needed) that they could send? I am meeting the guy on Wednesday. Thanks... DaddyBuckTN
