Hunting lease question

Long story short, looking for a deer lease, but having zero luck. I've hunted private property the last few years, talking 2-5 acre tracts. Now my son is hunting and that's just not enough land. I used to hunt Lewis county, and I thought I'd just go find another lease - well it is harder than I thought.

I'm open to anywhere in TN, KY, or VA.

Unrelated...Finally decided to buy small acreage for new home and Wife stumbled across 24 acres in Fayette County at not only the right price but you could say cheap.

Place is crawling with deer. Trail cams reveal very healthy numbers does and bucks. Even has ten-bird turkey flock.

Find a place and buy it. Right now finance charges will hurt but when Trump is elected we should see some relief. So start looking. and looking. If the asking price is stupid high, offer what you can afford and be prepared to walk away. Use this

tool to select a county and then look for land with issues, like in a flood zone or landlocked. Be prepared to spend some time
and gas evaluating sites. Use the real estate web sites so you can get permission to walk land and then correlate that look in the assessment program with that of another piece you are interested in. Also look for foreclosed or bank-owned property. If you find one...PM me and do not dawdle.


As a suggestion.....be prepared to act quickly. Get your financing in line and secure. Guess what--some banks don't lend money on undeveloped land. You will need 20% down. I don;t know if you are a veteran.....or if vet benefits cover undeveloped land.

I spent every weekend of the summers for two years driving to TN (and even northern AL and GA) from Louisville, KY looking at land. And these was the days before the internet. I would go to the library and look at smalltown newspapers for "land for sale." By the time we finally purchased land, I had worked with 52 realtors in TN/AL/GA. It was a long journey but well worth it, considering what we ended up with.

Yeah it's crossed my mind. But it's really not in the cards. Not with 3 kids and the cost of everything. I'm lucky though I have a house.

I lost access to three good small hunting spots owned by family in the last 10 years or so. I just hate my kids won't get to experience hunting like I did.

I'm pretty close to just saying hunting is for the rich now. No offense to TWRA and public land, but I'm sorry it's just no fun. I don't even want bucks - literally just want a couple or three does a year for food/jerky. Funny but true, I live next to a couple of farms with deer, turkey, bear, and ducks (I watch the pond next to me all winter). But you guessed it - no hunting. Sad. We need laws that give tax benefits for allowing hunting. But I also get why so many landowners wont allow it.

I'll keep looking though. Maybe I'll hit the lottery?

There's a 106 acre for 169k in souther middle that just listed on the zillow right above Pickwick. Cwd zone I'm near certain but really who cares .

Big South Fork allows hunting and is under utilized.

The days of leasing land and finding good "clubs" has changed dramatically. Most good clubs are generally word of mouth and even then generally have a long waiting list.
Get on the internet and search like a mad man. I got extremely lucky and truly, by the grace of god I was able to find an hunting club here in TN.
They are out there but not easily found. I know it's aggravating but don't give up.

Last time I was in north Cumberland it was overran with 4 wheelers. Didn't even feel safe but probably didn't get far enough out.

I bought 20 acres that falls off in the river bottoms. Built my wife's dream house there. It's great hunting. Backs up to 1000s of acres of river bottoms that really is a no good except for farming. My wife hunts in this twenty acres. That way she can't pressure it to death. I have a really good lease my daughter and I hunt on. Works great for us.

I have not found a single carcass or evidence of a dead deer. I have been all over the place, its only 24 acres and while most is pretty thick with trees and saplings there is not much brush.

So nope, no CWD evidence. BTW I had cameras set up in 3 locations beginning in July 2023. When I was finally able to pick up the cameras in March 2024, there were over 3,000 photos most on two of the sites. Deer are plentiful, bucks of all age ranges based on antler and size estimations. And does by the dozens.

I attribute the lack of CWD indications to the fact the land has no running water. Same for land in N, e, & W directions as per the overhead pictures. Also, not a lot of food. I started a garden....they finished it off PDQ. I carried several buckets of white and red oak acorns....nothing left one week later.

Multiple dead deer around a water source is typical for EHD not CWD. EHD tends to kill in bunches. CWD has no such tendency. CWD can have up to a 2 year incubation period. Infected deer may look perfectly fine for over 99% of that time. Once they start having symptoms, they are disoriented & lose their fear so they are often eaten by a predator or struck by a vehicle. If they die on their own from CWD, I know of no tendency for that to happen around water, like EHD. In short, other than emaciated, salivating, disoriented deer that shows no fear, I'm unaware of any sign of CWD.

Deer tend to use waterways as travel corridors.

Did the same, had a sweet set up at a buddy's place that was 15 minutes from home then his Wife decided they were moving from his oasis. Went so quick I had to leave three buddy stands behind! Searched and searched for a lease within a hour drive with no success. We saved $ and set a budget for the right property and have literally been searching for several years. Finally found what I was looking for and should close on it this Friday. Seller has it set up for turkey and deer and I am super excited to learn a new area.
