Outside of Memphis prices are so high you should probably consider buying-I know I am.

IF you can find anything, be prepared for 20 an acre and up. Matter of fact, I would be happy paying just 20 an acre.
 
You have to be more specific in terms of location. I have friends that hunt Hardin Co, they pay $800 and that lease is about 1000 acres. I think they have 7-8 other people on it. We have a lease in Morgan Co, I think roughly 2900 acres for $350. Around 30 members. Obviously the leases in Unit L will probably have better overall deer density.
 
So in Hardeman it's 8 people paying $800 and Morgan 30 @ $350 each, roughly $6.40 an acre and $3.60 an acre ? Thanks.

typical going rate is from $4 to $40 per acre depending on quality of hunting, proximity to larger cities.

I'm thrilled to be paying $10/ acre for the lease right down the road from my house here in MS. Have a friend that just signed a lease for $35/ acre in Jefferson county near the MS river... Big bucks, lots of deer, and LOTS of competition for hunting grounds from those in Louisiana.
 
Good info. I guess I should have been more specific on my opportunity. About 200 acres, far eastern part of the state, most is on a Mtn. range, gradually rising to steep terrain with ridges, fingers, hogbacks,whatever you want to call them, hollers, etc.,there are atv trails through the property, maybe 15-20 acres of fescue fields/and thin thickets at the bottom as it rises up. I know of at least one bear taken off the property, bears not good for deer. No crops on it or surrounding property . Property is not wide, 400-500yds,by the road, but goes to the top of the Mtn., a long way, mostly hardwood, with some browse. It's part of the Mtn range.Thanks for any estimates.
 
Barring any issues I plan to post a 90 acre northern middle TN lease here for 700.00 per year. Long overgrown cattle farm with 30% timber and two stock ponds for fishing. Rolling hills nothing rough with a 135" 10 point being the biggest deer recorded. May get more expensive the closer you get to Nashville/Williamson Co.
