Just looking to get a estimate on going rates of hunting leases per acre . Property is in west tn approximately 80 acres with 1/3 being a hay field. Wanting to make an offer on it but dont want to screw the owner over !

If it is on Greenbelt, you can get it for a great price and not feel like you are screwing over the landowner.

I have 50 acres in a West TN county that the property taxes are $145. I've had no issues with getting a place to hunt.This is sad but for the most part gone are the days of just getting "permission" to hunt someone's property. Everyone has their hands stretched out.
Do you know of anything that might be available for next year? I'll be moving to the area and would be interested in finding something. I checked on a piece close to you a month or so ago, and the guy wanted $33/ac. On top of that, he was begging for someone to shoot does and stated if you didn't kill enough does, you would be removed from the lease. I politely told him to keep dreaming.
