I’d definitely get a survey done. My co worker had something like this done to him before. He had some property he hardly ever went to and one day he shows up and the neighbor had put about 10’ of a garage on his property. It was hilarious cause the stairs to the upstairs living quarters where on his side. While it was being contested he blocked the stairs and the owner of the garage had to build a new set and put a door on the other side of the garage in order to use it. I’ll reach out to him and see if he has the lawyer’s info

Definitely get a survey. Regarding neighbors trying to rezone to commercial, are there commercial properties located adjacent or close by or is it all residential? If you contact the local zoning or codes department to discuss this issue, they may be able to give some guidance especially if you and the other neighbors are against it. If the other neighbors are against it as well, also have them call zoning/codes/building department to voice their opposition and ask who else you need to contact to stop it. Contact your County Commissioner too.

Do you have Title Insurance on the property? If so, turn in a claim on it if they take your property. I had an issue years ago and couldn’t hardly find an attorney as they all worked for the title companies.

I'm with the others and would get a survey done. Even with deep pockets how can they take over your property?

Another thing, if they build on you and then you survey it wouldn't they have to buy your side at whatever price you make or have to tear it down and move it?

About a year after we had a survey done the neighbors pulled up the survey stakes and cleared off about a 1/2 acre of our property. Made themselves a dump on it and a parking area. I pushed their dump back on the line and then piled every downed tree i could find about 18 ft high and then sold it. While i was having to do all that work i hoped they would open their mouths but they wisely did not. I hope they like their new neighbors better than the ones that never came around or bothered anyone.
