Got the hunting property all cut and ready to go. Hopefully we'll be building here soon (but not up here, driveway would cost more than house)

I don't know how far that is from the road, but we owned our farm for five years until we built our house. We waited and saved until we could get to a spot that was farthest from the road and our boundaries, and these many years later are glad we did. It is only a little under half a mile but was still a lot of gravel trucks. We installed / paid for gravel, water, electric a piece at a time before even starting construction. Water was the odd thing in that municipal water was even available way out here. I know people who live in unannexed sections of town that are completely surrounded by the city and they don't have city water available.
