My wife and brother have a 12 acre piece of land left to them in Cheatham Co. They want to sell it. And after handing the real estate agency a giant chunk of money for selling a house last year I was sick to my stomach.

Never done anything like this but am exploring the pros and cons of FSBO.

I have never sold but bought my property in this manner. It was a very simple process , my lawyer actually did a lien search, drew up the paperwork and we met at his office to sign. Everything was signed , sealed , delivered and I paid the man. Seems like I paid most of the fees as the buyer but I would have to look back at it. Honestly it wasn't that much and was a simple process. The guy that sold me mine was in the same situation you are and knew it joined me, he contacted me and of course I was interested. Just saying it might be a simple sell if the people it borders would be interested. It was a no brainier for me.

I'm no expert, but I've done it a couple times. The closing attorney does all the work. There are so many avenues for listing your own property these days and land is selling like hotcakes. I don't see a reason to use an agent for vacant property, since anyone can go look at it on their own, even if you can't be there to show it. There is probably a real estate agent on here that will disagree, but that's been my experience. Your mileage may vary.

Many times. Not a big deal. Just find a good title company to handle the closing paper work. My original sales contract is very very basic . Got a buddy to type it up so it's spelled correct and punctuation in place. English was not my favorite school subject .
If I'm the buyer the title company does the title search and never never never buy without title insurance. Got a horror story about that one from a property my dad bought .

I haven't done land but have sold a home. It's SO EASY! The buyers essentially have to do everything. The only complication, and it's a small one when selling, would be if you live in a HOA. But you can still zillow it and in most cases still have luck.

Sold 2 houses this way. Crazy easy. Paid an agent in CA $200 to list it in MLS and sold house in 48 hours. Closing attorney did all the work. I will never use an agent, have in the past and did more work than they did

This. Even if not owner financing this is how we do it. Title company gives peace of mind to all involved. As far as selling, I got Facebook just for this a few months ago. The marketplace on there will sell anything. Had over 8000 views for the last piece and didn’t cost a dime.
