In Southern NJ. Wife and I are looking to migrate down in hopefully 5years.

I bet you're thinking great another northerner,, the wifes the yankee, I was born in MN and have lived in Fl, Tx, NJ and Ga.

But anywho, I'm sure to be asking a bunch of noob questions trying to figure out a few areas to check out for home buying.

Country of course. But not so much in the boonies.
At the moment I do small equipment repair for home depot, so as long as one of those are in the area I can always transfer. Wife does title searches for real estate, and figure those are always gonna be needed to.

Awesome. Well ya got lots of options. West TN is flatter, more agricultural, huge deer population (but CWD has been detected out there). Middle TN is rolling hills, also a huge deer population (we can shoot 3 does per day all season if that tells ya something), but is EXPENSIVE and only getting worse because of all the folks moving to Nashville. East TN is the most beautiful in my opinions cuz if the Great Smoky mountains, deer population is much much lower out there though and the hollers make for some tough hunts. Real estate is still affordable out there too. Good luck in your search!

What is your outdoor time like? Hunting n fishing?

Outdoor time is woods walking, looking for new spots to hunt, and range time. Wife wants to get into camping, me i've had enough with uncle sam but will do it anyways. Hunting would be deer, turkey and upland. Fish from the beach out to the tuna grounds. Have not fresh water fished since 01, but could get fresh gear for some lake/stream time.
All around sports people i'd say.

There are public lands here, but generally small areas really huntable. Habitat is poor with the state doing next to nothing to preserve lands and manage them.

I'll put a vote for East Tn. I grew up in Morgan County and it is gorgeous. Tons of camping options in that area too. You will be probably 30-45 minutes away from the nearest Home Depot tho.

I can't believe I'm telling a yankee to move to East Tn. ;)

I'm not a yankee damnit, Duluth Mn,, wifes the yankee lol, only one in her family actually,,, poor girl. Suppose thats the cost of being an airforce brat for her and I.
In my own defense around the time I started talking we lived in Tx and today I still have that drawl. Teachers here in NJ tried to get it out of me at an early age by being sent to speech classes,,, I resisted very well.

Greg, I'm a Jersey Boy myself. My wife is/was a "piney" girl. We are both originally from Burlington County, NJ. We left NJ back in 1979 and never looked back. Since then we lived in Arizona, upstate New York, and Michigan. My job transferred me around. I retired in 1999 and we moved down here to Tenasi in 2000. Yeah, I'm old.
For the most part, we love it here, except this town, Cleveland, is not the pleasant small town it was when we first choose to move here. It has boomed and the population has increased excessively. Thousands of yankees moving here, and even some coming up from Florida. We moved here from Michigan to a nice, quiet place, but now the traffic, at times, is almost as bad as Detroit.
Regardless of what others may tell you, here in southeast TN the hunting is rather poor when compared with some northern states. Sure there are black bears, feral hogs, deer, and turkeys in the mountains but they are widely scattered and the steep terrain makes hunting difficult. Other than squirrels, small game is scarce. I have not seen a ruffed grouse here in years. Nor a quail. There are no pheasants. There used to be plenty of rabbits around my house, but they seem to have disappeared too. We do have plenty of coyotes and raccoons. Maybe they are what is getting the deer fawns and small game. Waterfowl hunting can be fairly good if you have the equipment and know where to go.
I can't speak for further west in Tenasi, but I have heard there is more game out that way.
Fishing is fairly good, with plenty of variety.
Taxes and the general cost of living is quite a bit lower than most northern states.
In the 21 years that we have lived here I have only had 3 encounters with backwoods a-holes that didn't like my yankee accent, but those types are getting scarcer. The stereotypical southern accent is fast disappearing.
I have even learned to tolerate grits. ():~)

Well, well. I'm originally from Mt. Holly and my wife is from Brown's Mills. I was a Pemberton Twp. police officer through most of the 1970's until I joined the US Border Patrol in 1979 and we left Jersey forever. We still get back there for funerals and weddings from time to time.
Tennessee is a good state.
