Wow, if you look, you can still get land for under $1,000/acre in my area.

This farm is obviously not located in your area. ;\) (I wish we could buy land for $1000/acre. I would own A LOT more acreage, that's form sure)

Land in Lincoln County TN is very desirable for a lot of different reasons and the cost follows the very simple economic rule of supply and demand. Do a simple MLS search and you will see that $3100.00 is a very fair price for property in this area.

Just to carry a thought further, let's say your primary interest is free-roaming deer management and quality hunting, and you have $550,000 sitting in an investment earning 8%. Now, you could take off 1% annually, and still be earning 7% on that $550,000.

Not saying anyone can or cannot get a 8% annually, but last time I checked, no equity investments (including land) provide any guarantees on future value.

But, if you had $550,000 to work with, and assuming that 8% return . . . . . . using 1% for land leasing . . . . . letting the remaining 7% grow . . . . .

$550,000 x .01 = $5,500 annually for leasing

How many contiguous acres could you lease with $5,500 annually?
Answer: At $7 an acre = 785 acres

What would your $550,000 (earning 7%) be worth in say 10 years?
Answer: $1,105,313

Just pointing out there are many different angles from which to view things.

Because you would have to drive a lot further from my area than most people would like. There is not a tract of land in Lincoln County that has sold for $1000/acre in recent time regardless of the intended purpose of the land.

Heck, I could go to KY and buy land for $950/acre that would most likely outproduce any land in TN, but I don't want to drive 3 1/2 hours. I could probably go to Kansas and find land for less than $1500/acre if I looked hard enough. But I want my farms to be within 45 mins of my house. I am not alone. I just sold one of my other farms last week for $2750/acre. It's a little further out and does not have county water, but the buyer is very happy with it.

In addition, most land managers BUY land for the investment side of it in addition to the hunting that comes with the property. Hold it, hunt it, manage it and then make a profit from it. Sure beats buying mutual funds or stocks.

Yea, I wish land values were lower, that's for sure. But you're right - the hunting is certainly starting to rival many other parts of the country.

Actually almost cheap down this way. It is cheap considering it's ready to hunt. Saw some the other day in Lincoln county that was $3500/acre. And wasn't nowhere nice as this.

Always been big deer killed in Lincoln county. Most are never heard about. I grew up hunting Lincoln, Giles, and Limestone (in Alabama) and still do. And when I first got TN deer and read about age and antlers in other parts of the state I knew these counties were special. I can get in the truck and drive a few miles this time of year and see 130" deer in more than one place and even bigger. The biggest bucks I've probably ever seen were in Lincoln county. And a whole lot of folks with joining farms are on the same page down here. Some of those 130"s are passed, in fact we pass deer I never thought we'd pass. And it shows over the years. And yes I know what a 130" deer looks like..

All of these bucks were killed within a couple of miles from this tract LAST YEAR ALONE (one was on another farm I own now)









This one came off my farm (163")

CAW, there has been awesome deer like that coming out of Coldwater area of Lincoln for years. The way the Elk snakes through Lincoln there's tons of river rich soil especially in the southern part of the county.
