Some developer got a right of way thru our lease last year and when we went down this weekend there is a street sign on it. Does that mean its now a county road? Or can you have a street named without it being a county road? We had 14 ATVs come down the road this weekend at once joy riding.

Depends on where you are. Some places will allow street signs on private roads, some will not. Check with the property assessors office in that county.

I'd call the county, I think a county road would have to meet some kind of requirements like width and drainage.

I believe all public access streets are required to have a street name for emergency purposes. Even private developments, whose streets aren't owned or maintained by government entities, must have street names.

Don't sound good for your lease unless you can get a pretty good piece away from the road.
Gonna be lots of empty beer cans and pee spots down it I am sure.

Its a crazy deal the guy purchased 20 acres and had another road put in that was around the lease already. But somehow got the rights to go thru our 2300 acres edge of our lease main road. And then he closed his road and removed the main gate to our property. This property has no power or gas on it and its near 4 miles to the nearest power lines. We have installed gates going to our main trails and largest food plot. But keeping those joy riders off of them is going to be impossible.

Who owns the property you are leasing? How can he remove the main gate to your property? At the very least, the gates need to be put back up, maybe now a gate on each end of the new road to restrict the traffic, as it is through your lease. Give him a key to the lock on the gate so he may enter if need be.... if it's private property, should be something you can do to stop the public from accessing it causing a disturbance..... especially if there was already a road present.
