Cecil,
original mortgage on the home was $133,500.
Fannie Mae foreclosed on it 12-6-2012 for $108,000
there are no recent sales around so i'd low ball the hound out of them. I've seen some of these recent foreclosures go for 50-60% of the foreclosed amount.

With the dimensions, I wouldn't offer to low. Somebody will swipe this one up as an investment property or rental.
