Just wanted to give you guys a heads up. If you are thinking of buying something, or are one of the few people left who haven't refinanced, you better hurry.
There has been a little bit of good news on the economy recently and that is what is pushing rates.

We are planning on buying in the next couple months..We will have all our small bills paid off at the end of February.We will start looking for a house then.We'll probably try to get pre qualified first..How much do you expect them to go up?

They have gone up about .25 in the last couple weeks. I would expect them to be around 4% by summer. All depends on the economy though.

They have gone up about .25 in the last couple weeks. I would expect them to be around 4% by summer. All depends on the economy though.
Regardless, still a good time to buy or refi.
8 years ago, we thought we got a ripping deal at 5.875%. Last year, we were beyond thrilled at 4.125%. Unless you're above 5% or will be selling within 5 years, I don't see it being worth all the closing costs....unless you're lining up banks that will cover that

I'm mulling over a refi proposal with my bank in MI right now...
5/25 (fixes the rate for 5 years) at 2.7%
7/23(fixes the rate for 7 years) at 3.2%
But, I have to pay $974 to do it and they won't roll it in..Currently at 4.3%

We refinanced as soon as we could. We got screwed on the initial interest. I'm sure I could get a bit lower but it's not the hassle now. I don't plan on being there much longer. Actually looking to remodel the bathroom and do a for sale by owner this year.
