We have some people down the road about 3 miles away from where we live with somewhere between 5 to 10 acres for sale. We cant afford to buy it but wanted to know what a fair price would be to offer him to have exclusive hunting rights on it. This property backs right up next to a creek and several hundreds of acres. He also has a tractor that he bushhogs it with so Im sure if the price is right then he would cut some shooting lanes.
Fair price ?
Legal documents ?

I wouldn't waste my time with 5-10 acres. When you say it backs up to hundreds of acres, what do you mean? Do you mean acreage you have permission on, or acreage that is public?

It backs up to, borders, property lines adjoin/connect to property that is private and we do not have permission to hunt on. Theyre family hunts the large several acres this property connects with or so they said they do hunt it.

Its not worth what it will cost to make them keep it "not sell it" and just lease it to you for hunting

Yeah, with the small amount of acreage you are talking I wouldn't even bother - more headache than what it would really be worth IMO.

Unless you know for a fact that there is a funnel on the small parcel that a ton of deer are using and terrain or other obstacles prevent the deer from changing their pattern by a few hundred feet.

Well now yall made my feel good hurt. Well I guess your right. I found some lease areas but too far away and too expensive. If anyone knows of land to lease in Hickman county please let me know. We live between Dickson and Centerville so the closer the better of course.

If its the "right" 10 acres,could be good,but will have to hunt smart.Its worth what they will take for the lease.

I would try and lease it. What's it gonna hurt? I know of a 180+" that was killed on 5 acres this year. It was in the Commercial Appeal a while back. I hunted a two acre food plot(on a 30 acre tract) this year and saw over 30 bucks come thru. You never know. Give it a shot. If you can get some land for $10 an acre it's a steal. But seeing as how it's so little land you may have to offer a little more to make it worth it to him.

A lot of people lease land while it's for sale (and plenty others just get permission for free on a "we might sell this place any day" understanding).

If you can't buy it, it's not worth paying big bucks to lease it so that they won't sell...that would be ridiculous. BUT leasing it for very little ($100-150) would be fine while it's still on the market.

You just have to resist the temptation to go hunt it all the time, because you'll educate those deer super-quick.

I killed a nice deer a few years ago hunting a piece of property that was roughly 10 acres. It was about 75% thicket and had 2 pretty serious travel routes through it, and I saw deer almost every time out.

That said, not all properties are created equally...
