My neighbor has 30 acres of 80% hardwoods, along with scrub and small field. Included in this is/was an impressive collection of old oaks, in almost every variety.
This stand of oaks pulls in deer from ajoining farms and clearcut areas. I've had the pleasure of being able to use it for bow hunting.
He has been wanting to sell the land, advertising it as "Hunting" land. Noticed this week that he is selling off the timber. A walk through revealed that most of the oaks are now gone.
Not so sure how that hunting label is going to stick now.

I'm open to ideas.
The field is only 2 acres and is being sold for housing lots. So, stuck with woods only. Anything fast growing, that can be planted before other stuff takes over the cut areas?

What your neighbor has done is called "high grading" and basically ruins the forest for a long time. He cut the best and left the stunted, crooked, and poor quality trees. He had oaks and now has sweetgum, elm, hornbeam, sourwood, maple, etc. This is why a clear cut is not a bad thing - you start fresh and allow the sun-loving oaks to come back in the next forest.
