It all depends where you are. In my area you will pay alot more for timberland with timber because the mills and loggers will be bidding on it or trying to get it. I bid 1200 an acre on a 45 place Saturday with big timber and didnt get it, but have paid as little as 500 an acre for the same thing except without utilities or a home site. Ju

Just buy as much as you can readily afford in the right area, with the right terrain/features.

Out my way (where hunting is driving the land market), a recently cut tract goes for the same price as standing timber.


I'm not that far from you (20 min) and timber land goes for about $1100 to $1500/ acre but clearcut/ select cut can be had for $500-$700/acre. I wish it were the same because I would be able to double my money.


I see sellers asking $1,100/acre for timber-land, but only getting $500-700.


what counties? i bet perry, wayne, hickman. land is cheap there, but the tropht potential and deer numbers seemd to be lower than my area- marshall, lincoln, bedford

I have also been actively searching for land and Perry/Wayne has some good prices $650-900ac but that is for clear cut land and is usually very rough with dead trees and stumps everywhere. Not to mention it is hard to find a acre of land in those spots that are relatively flat. Some are so steep they seem useless because I don't imagine deer using the terrain that well but I haven't been hunting deer long.

I have close to 1000 feet of elevation change border to border on one of my places. You would be suprised how deer will use these rough areas and can even become large in that type of habitat.
