simply, as much as u can as often as u can. drive an old beater gas saver truck, dont eat out, dont buy fancy gadgets. buy land. an investment into the future

I am 62 years old, as far back as I can remember, good timber land would bring about $300.00 per acre and crop land $600.00 per acre this was on the high side, now select managed timber land easily bring $2000.00 per acre and crop land over $3500.00 per acre, this is Haywood County prices, buy all you can, they are not making any more of it

it depends on Location and Time, forget the location,location,crap
Land values move with time, or peoples need to sell, death, divorce, etc you want Tn or KY, good neighbors important for hunting.

If you are looking for a place to just shoot a couple deer a year, then 50 acres is plenty with three people hunting as long as you dont expect to bring alot of guest. If you are looking to manage a property with the goal of having good opportunities at nice bucks then I would try to get aleast 100 acres surrounded by other good habitat.
I also wouldnt get caught up on a nice tract with timber. Get something with some clear cut. You will be able to get twice the land for the price.
It all comes down to what you can afford and how far you are willing to drive. If you are in Brentwood there is a lot of land within 1 hr and 45 min from you dirt cheap.

I also wouldnt get caught up on a nice tract with timber. Get something with some clear cut. You will be able to get twice the land for the price.
Out my way (where hunting is driving the land market), a recently cut tract goes for the same price as standing timber.

For many years I wanted to buy some hunting land of my own. In the mean time, I leased land and found out how small land can get after the leaves fall off and the hunting gets hard. While there was some enjoyment in trying to grow the deer with food plots etc. I enjoyed looking for the deer more. I was always bumping into a property lines even on 640 acres. I slowly realized that any amount of land I could ever buy would not be enough to satisfy my exploring instincts. Even though land appreciates, if you are paying interest to buy it, you are only breaking even between interest and appreciation and then there are the taxes and other maintenance and poachers. I decided that I really liked to hunt and that my money could go a lot further joining a place like Ames with 18,000 acres and going on hunting trips than spending all my money on a piece of land. I am not knocking anyone wanting to own there own land because there are advantages but I see the other side too. The answer to your question is unless you are a multi-millionaire, you can't buy enough.

I'm not that far from you (20 min) and timber land goes for about $1100 to $1500/ acre but clearcut/ select cut can be had for $500-$700/acre. I wish it were the same because I would be able to double my money.

I see sellers asking $1,100/acre for timber-land, but only getting $500-700.

Thank you all. Very helpful advice. Since its buy as much as you can, maximize with timber and/or clearcut. $500-$700/acre for timber in middle TN? Hmm. Very interesting.
