If the insurance company comes through like the adjuster talked like they would, I'm thinking of replacing our shingles with a metal roof. COuld someone give me an idea of an approx cost of installation. My roof is approx 45x64 with a 5/12 pitch. There are no dormers or valleys. Thanks

Better make sure you insurance company will cover you if you have a metal roof. There are a significant number of companies who will not.... Reasoning is that it makes it almost impossible for the fire department to access the attic space from above in the case of a fire....

i would not have a metal roof know to many people that has had problems with them.these days it voids warranty if you dont put screws in the flats.anyone with common sense could tell you that if you put them in the ridge like they used to and i still do you will hardly ever have any leaks.

you have apprx 29 squares of surface
no valleys or dormers- pretty much a gravy job!
materials, labor, hardware, etc should run in the neighborhood of $200-225 per square. ($6000)
now, you need to tear off the old shingles. Never put metal on top of existing shingles. So extra labor and disposal for that might run $35-40 per square.(another $1000)
I would recommend that the metal be fastened to 1x4 latt strips.
you might get out cheaper, but I don't your insurance will boot anything for the changes other than your existing choice of roof now.
my numbers are about what my buddy charges. He is a licensed general contractor, with the full compliments of insurance and experience.
I'm sure that a crew of mexicans without insurance or guarantees can do this work for $1500-$2000 cheaper. But I'm just letting you know.
I wouldn't be surprised either if some big company with TV commercials would hit you for about $7000-10000, especially if you choose their financing

Also, I would recommend using 2 1/2 inch screws, that way it goes through your latt and your decking.

With a solid roof deck, condensation is not an issue with metal. My first house had a metal roof over solid poplar decking. No vapor barrier. My neighbor said it had been the same for almost sixty years. I unfastened one piece of metal out of curiousity and the poplar decking under it was as sound as fresh lumber. That was galvanized corrugated metal and was good for at least another forty years. You won't find a shingle that will last that long.

I like shingles (good ones) fine, but if I want a roof that will outlast me, I'm going with metal over shingles every time.

In Knoxville, you would be looking at about $5 per sqft or about $15,000 (materials and labor). You are in a cheaper labor market, so I would expect to pay a couple thousand less for labor. Also, use 26 ga material (not the cheap 29 ga that the co-op sells) if you go with a thru-fastened roof. My recommendation would be an architectural standing seam (12-16" wide, 24ga), but that would be added cost.
Please get someone with a certificate of insurance and references to give you a written quote. Do not pay them until the job is complete and you are happy.
