ive got to have a new roof, new vent covers on the roof, new gutters, downspouts and leaf guard, replace all the siding on one end of the house, several pieces on the front,2 front bay windows, several screens, and some vinyl trim.they are going to depreciate my roof 30% because of the age they are going to repair and paint the ceiling in the living room where we had the leak and reseal the chimney.he said they would get back to me in a couple of days with the covered amount.

he also left me a paper for personal property damages i need to fill out and send to them.on a good note they are going to fix the lights on my trailor and boat and my deductible is only $250.

does anyone have any contractors they would like to recommend to make my repairs when im ready? im about 35 miles north east of knoxville in jefferson county.

cool deal.

im thinking seriously about when i have a new roof put on having them just knock the chimney off and shingle over it. chimneys are nothing but leak hazards.

You'll get a second check after the roof is replaced for the recoverable depreciation. Just make sure the contractor fills out a certificate of completion and it gets faxed in.

If enough siding can't be salvaged from the whole replacement side to fix the couple of pieces in the front, make dang sure the new siding matches or have them replace the whole front. Look at it in bright sun, cloudy skies, early in the morning and late in the evening. The insurance company has to make you "whole" if you have replacement cost homeowners insurance. They'll love you for it. Good luck.

I have about 4 wet spots in our ceilings and my adjuster got me a whopping $1700 check and told me to go get some paint. I was hoping for little bit more so I could just put a roof on myself

Artic_cat, if you don't think that sum will fix your problem, pm me. You probably have options. I will say it will be a cold day in hell that my roof will look like it has a zipper. They don't fix cars that way and they shouldn't offer to pay to fix your house that way. If the insurance companies were right all of the time, there would be no such thing as a public adjuster and there wouldn't be a bad faith law on the books.

How old was your roof? 30% depreciation makes me think 6-8 years old. Every company we represent will replace the roof if you have replacement cost. The only exceptions is if at inspection, it is deemed that the roof was so old that it already needed to be replaced. I will say I would not be surprised if all insurances companies go to acv on a roof.
