the adjuster for farm bureau finally called me and they are going to be coming out later in the week to look at my roof and vinyl siding.hopefully we can get this resolved and i can get my roof fixed

im thinking about going back with a metal roof.pros? cons? likes? dislikes?

metal roof: good


cons: just make sure the installers understand the proper torque setting on their drill drivers. So the idjits don't grind off the rubber gaskets. Get a straw hat,lemonade and watch them all day.

also: make them lathe out the roof with 1X4. Do not let them put metal in direct contact with shingles.

Make sure your insurance will cover a house with a metal roof. There is a significant % that do not... and most of the ones that do, there is a up charge for it....

This is due to the Fire department not being about to access the roof in the case of a fire (harder to cut through and or get on too)

the fire dept did more damage to my uncles house than the fire
when they got done, every sheet of sheetrock came off the ceiling from water damage, they took a chainsaw and cut about 10 holes in the roof that a mule could jump through. Only thing burning was the laundry room.

anyway, I just to add that.

but as for the metal, yeah the insurance co ain't gonna give him really jack toward metal. They'll depreicate his pants off just on the shingles.

the metal will be mostly 'out of pocket' by James (k8)

Go with a standing seam metal roof. Costs more but worth it...

Have you tried any of the metal shingles yet ? And my personal preference is the metal that looks like slate.

I know what you're saying and you're mostly accurate.

I will say this though. It takes 5 bundles to make a square of the ones I have.They are 360lbs per square.
Most 20 year shingles are about 185lbs per square.

My experience in the business was that 20year shingles last about 13-18years depending on color. I've seen 20year white shingles last the full 20 and then some, but they do discolor badly.

I never tore off any 30 year shingles that had expired too early. Those have only been out a few years and just catching on. So I don't know. But probably same type deal. They are over generous with those years of functional service.

I think the main reason is that shingles today are made of fiberglass and laminate plies.

You can still get true asphalt shingles from Tamko out of Joplin,Missouri and they also have a plant in Tuscaloosa, unless it got blowed away. Asphalt shingles are good,gooey and heavy and seal and last much better. My opinion.

Shingle life is rated based on everything being ideal. I go on eight or ten roofs a week and there are very few that have enough ventilation. The lack of enough air flow will cook a roof the same as if you're in a very hot climate, say Houston, TX, instead of here in Tennessee. Your rafters can and will cook too. A few extra bucks on the front end to ensure heat escape will help as much as going with a very light colored shingle.

Don't forget about your recoverable depreciation once the new roof is on.

See if they'll actually send a licensed adjuster instead of one of their contractors. Good luck.

Whether you go with a metal or shingle roof make sure you get an estimate on how much it will be to tear off the old shingles instead of reshinging or putting metal over the old ones. NO way id let them put a new roof over the old one.
