is the same thing as living in a flood zone and stating that my home/property will never flood
being a Civil Engineer by degree and specializing in Land Surveying, I have dealt with flood zone areas since 1973. these zones are here for a purpose, to protect people and personal property
If someone does not follow the proper flooding rules then my only statement is "sorry Charlie" the rules/guidelines are there for a purpose
in many areas the 2010 May 1 flash flooding broke the 100 year flood rules, some even reported it as a 500 year flood, who knows since I personally know of no flooding records that are 500 years old
the next time you consider buying a piece of property or building a home or commercial building please go through the proper channels/guidelines, it just might save you from a disaster
I also have a deaf ear on someone who lives in a flood zone, homes should never be allowed to be built in these areas, but as always some slinky developer will get the subdivision past the planning commission

ChaneyLake your right, I can't understand why so many homes they let go in, what I think they are missing is all the additional run off that is being created every day. Hey I develop to, but the city, county and state stays on top of us and what we do, I just don't think they look at all the additional runoff

I see the same here in Clarksville often. Though not all of us have a geotechnical leaning, it doesn't take a too much smarts to just look around at the property you're buying.
We have idiot Realtors up around here and gullible home buyers, many are young military buying their first homes. Developers up here fill the karst plains and plug functioning sinkholes that serve as natural injection wells, and then build very near or on top of these anomalies. You would think a real estate person would know to steer their buyers from these features.However, many real estate pros up here are actually reps for the developers. You see the same gray beard codger's face on the yard signs on 20 new properties in a row in a new subdivision and that's whom the buyers go with, without getting their own agent. That agent is mainly representing the seller-developer.
The result is portions of subdivision that encounter unexplainable (to some) flooding occurrences, neither is connected to backwater river type flooding. When a developer fills in a natural containment area to put a house there, the extra surface water has to go somewhere else, usually a few people's houses at the end of a cul-de-sac.

Actually they do not let you fill you sinkholes here in Clarksville for residential development, but you can in commercial. Years ago that was a common practice, now having a sinkhole on a tract is a plus to the development, if you put the injection wells in right, thats why we do our own

Hope you don't take it personal if I tag on real estate and land developers, not directing any of this at you. Just want to say that.
