I bought a 42 acre farm in Gibson County a while back that hadn't been hunted in 40 years. (Same people had owned it)
The best part was, it was the only place nearby NOT in the city limits. I was surrounded by city limits, but plenty of woods and lots. (And it a small town anyways).
There were deer everywhere and they didn't care about human presence at all.... until I started chunking arrows at them.

What would be the likely buck to doe ratio on such a place?
1.2 or 1.3 does per buck, the natural adult sex ratio.

I manage a 300 acre farm... when season rolls around. Do you hunt it, or just manage it? And, FWIW, the season IS here!
I plan to climb a tree and take pictures when the rut hits. IMO, pictures should be taken after deer are on the ground. Do you not hunt this land?
I guess I am confused???
If you just manage and don't hunt, what do I need to do to get access? 
Back on Topic: I think we all dream of catching that mature buck that never gets seen. We all hope he makes that mistake with us!

With that kind of ratio I imagine there would be some significant differences in interaction with each other, especially during pre-rut and rut, wouldn't there? What strategies or techniques might work that wouldn't customarily, with normal statewide buck to doe ratios. I would appreciate any help you could give me.

Chuck swan was like that for years , They started having doe hunts in late rifle season and killed almost everything out. They started over and now they have some pretty nice deer. Before You could carry some out like a rabbit ,by the hind legsI worked on a BIG place that hadn't been hunted in over a decade. The deer were so over-populated 3 1/2 year-old bucks grew tiny forkhorn antlers and fawn survival was almost zero.
Now the deer were as tame as could be, but they were tiny and starving.

Yes, there will be significant differences in deer interaction, as long as that very balanced adult sex ratio includes a good age structure and the entire local population is in relatively good health (not over-populated). If the male population is limited to bucks 2 1/2 and younger, some of those interaction benefits will be lost. If the herd is unhealthy and physically stressed, many of the benefits are lost.
The benefits are more buck sign-making (rubs and scrapes), more visible daylight rutting activity. a more intense rut, and potentially a rut timed slightly earlier (in TN) from nearby properties with poor herd dynamics (sex ratio and age structure).
However, considering "techniques," if you mean calling/attracting deer, I'm not sold on that. Every calling/attracting technique will work on occassion, but all DON'T work the majority of the time, and during the majority of the time they don't work, how many deer just out of eye-sight are unknowingly being scared away by the calling/attracting technique?

It's unbelievable the difference I've noticed in them. Me and dad were talkin' about the knowledge that's overlooked in some of these bigger deer. One example is his superstition these deer will sometimes follow behind a flock of turkey.. as they see everything going. lol Claims hes seen that a couple times, but I myself haven't.. It would be a dang good idea if you was a Booner buck.
