that is what i consider a fair price, but it can be tough to come by a lease at that price. I have noticed some timber companies will lease that cheap, but most are in Unit A and a bit far for me.

This is just my opinion but if land is worth leasing it starts at around $10 an acre. If it isn't worth the time it is usually cheaper.

Yeah i agree good land is worth paying a little higher price. Its just me and i QDM but its unit A. I just mess around on it, take newcomers, etc. I dont even hunt it anymore. One day though its going to be a great place. \:\) Just looking at this place you would think that its awesome. Isolated, mature hardwoods, thickets, creeks, several large food plots, but nada. IMO If someone wanted top dollar for their lease, they better have the pics to back it up. ;\) To me how "good" it is dictates the price.

IMO... If someone wants top dollar for their lease I stay as far away from it as I possibly can. I found that for every well-managed, expensive lease with excellent deer hunting, there are a couple of free or very cheap places with excellent deer hunting. Most of those are from land owners that care nothing about deer hunting and are just looking for a little extra help with their land or their taxes. Most of the places I hunt are simply by asking permission and offering to help out if I can. The one and only lease I have is $5/acre and it was to help him keep adjacent landowners from coming in on his property and poaching.

We pay 4.50 an acre for 900 acres. For farmland i would pay 10 an acre.

\:\) The first land I leased, paid .50 an acre for 600 acres in Hickman County. The last I leased, I paid $22 (IA), for 300 acres. Both were well worth it. Today, I wouldn't give a nickel.

At this point in time I will pay nothing. I hunt public almost exclusively, there is more land than I can hunt and it is good huntin too. I do have a small private place to hunt, I help the owners out with some chores and they help me.
