for sale by Owner stuff. Wont get get any deals from a realtor. I look on LSN alot as well for folks selling. Helps to know some high ranking bankers too lol Look for folks with failing businesses or coming into divorces, hard time, etc., that own land. Lots of that around right now.

I used landandfarm.com to find mine. There are a lot of good deals out there right now. They are about sell 500+ acres that adjoin me for $400/ acre. I wish I had extra money right now.

find some $400 dollar an acre land and i will give u $500 an acre for it anywhere in TN.

Southwest Perry county. There is alot of recently clearcut and select cut land around there for 450 to 800 an acre. You usually have to buy a large piece to get the real low prices. We got 350 acres for 600/acre 2 years ago. The 400/acre piece is going under contract soon according to the owner. Its over 500 acres though and he wont split it up.

We have been selling some in KY for $850 to $900/acre, but when you get down to $400-500/acre its clear cut and outlaw country, all depends on what you want in the end, dirt or land
