10 a acre is cheap for ky Maybe to you, but not to me. I recently joined a lease of some of the finest river-bottom land in KY for less than half that cost per acre, and it's prime hardwood bottoms surrounded by thousands of acres of soybeans and corn, not pine trees.
And "why" was it going for less than $5 an acre? No one else stepped up to pay a higher price. Law of supply & demand. 460 acres of prime river-bottom land that has a rich history of producing not just "big" bucks, but recent bucks in KY's Top 10 (in this same river bottom).
Three of us on 460 acres, for $667 each, $2,000 total price, or about $4.35 an acre. And better than small "food plots", about 80 acres of that 460 is in agricultural crops (soybeans), equating to 17% of our leased land mass, which is again, surrounded by mostly corn & soybean fields beyond the lease boundaries.
Not that I consider approaching $5 an acre "cheap" for KY, but just an example of what can be had. We tend to "hear" more about the more expensive leases (in large part because it's often highly advertised). I have friends with comparable KY hunting lands who pay less, some of whom pay nothing, as the non-hunting landowners prefer having people they trust hunting their land rather than leasing it to strangers (something done mainly per advertising).
It's all about the law of supply & demand.
u want us to think its bad, where u can slide a bid in ..lol Nothing wrong with the property. I just think the min. bids are too high. Personally, I'll not be bidding, nor do I know anyone else who will.

Good point Wes. I am a firm believer that if people did not pay those ridiculous prices the cost to lease would inevitably drop, but the problem is people are so afraid if they don't pay someone else will, so it is most likely will not happen.

Supply & Demand?
Wes I think you know if your lease as posted on here, you wouldn't get it for $5/acre, it could go for $15/acre.
There a tons of people wanting to pay top dollar for KY leases, thats why you see some leasing for over $20/acre. You have a great deal, but if it was know publicly that it was for lease Supply & Demand would have drove the price up.

It is absolutely ALL about Supply & Demand.
You will see more leases go "unleased" this year in TN & KY than in any prior year. Granted, this is in large part because of the economy, but the state of the economy is nothing more than part of the "demand" of Supply & Demand.
