Pros and Cons of Land Types For Hunting

I am seriously considering purchasing land for hunting purposes, and the possibility of building on down the road. [/b]I need your judgment and discussion of the following question...please.[b]
What are some of the important pros and cons of choosing one of the two following land types: slightly level to mostly hilly land with hardwood timber, or land that was clear cut in February of this year? The clear cut is about 50 per cent level and 50 per cent hilly. There is no water on the land and no electric poles close by.

Honestly I would pass on clear cuts period. My reason is not that clear cuts aint good for deer habitat, its that when you have timber land you have the choice of what it will look like and what you want to do with it. Example a clear cut is a clear cut done deal, with a piece of land that is timber you can make your own clear cuts, select cuts, food plots, etc. you design your property basically when its a clear cut the design is already set.

My reason is not that clear cuts aint good for deer habitat, its that when you have timber land you have the choice of what it will look like and what you want to do with it. Example a clear cut is a clear cut done deal, with a piece of land that is timber you can make your own clear cuts, select cuts, food plots, etc. you design your property basically when its a clear cut the design is already set.

Thanks friends. Does the fact that the wooded land is very hilly at the back change anything in this equation? Or, does the wooded hilly land get the nod over the clear cut regardless?

IMO wooded land would get the nod over a clear cut regardless. This is the best example I can think of. If you buy a clear cut piece of property there are no trees period. If you buy timber property you got your trees and you can design and do whatever you want with it. A clear cut will take a long time to produce any kind of mature trees. Think about a timber property as a base blue print design and you can go with whatever from there. A clear cut is a blueprint that's already designed now you have to work off of it.

I agree with all these guys, especially if you are an older hunter. The 100 acre woods we hunt was selective cut about 5 years ago, and the hunting has been getting better and better each year. With just two of us hunting it, we've averaged about seven deer each year, and we're passing up a lot of 1.5 to 2.5 yr old bucks. All our stands are within bow range of one of the trails the dozer used when it pulled the logs out. If it was totally clear cut, it would be much more difficult to get the deer to where you want them.
Also, I really like hills. Two of the deer I shot last year, while I was on the ground walking the old logging trails, was like squirrel hunting. I stood next to a tree, rested my gun along the trunk, and was shooting uphill at about a 30 degree angle.
