JS, I feel your pain. We have been on Sain Rd with RiverOak for the last 4 years and have done much of what you describe on your property. Our property is one of the "non-improved" parcels that they have for lease. From what we've been told by some of the insiders at RiverOak, not all are in favor of this plan. Many are quietly grumbling about what is going on. The plan was put together by a graduate student at Ms State that works for RiverOak and the plan is a part of his grad school work. Obviously the goal is to raise the profit line of the properties. RiverOak is owned by Chris Canale of the Memphis Budweiser distributorship. Early on in this transformation we explained to our contact in their office that no serious deer hunting club would agree to a 3 yr lease since that wasn't enough time to improve the deer herd, and even with the right of first refusal that couldn't be counted on too much since they could raise the minimum bid to a point that is would be crazy to continue to bid. In addition to that, if you win the bid, how do you know that the hunting group before you didn't shoot everything that they saw that was state legal. They understand all these points but the plan is going forward anyway.

I find this very disturbing, and makes me question what they're now teaching at MSU.

Great point! It is sad when those who have the power , choose to abuse it at the expense of those who make them money by leasing from them. I hope they go broke.

Riveroak is advertising in the Tallahassee Democrat (Florida) paper this weekend about the great leases they have available in Tennessee. Thanks for the heads up

Someone no doubt donated a lot money most likely for this to happen in the first place. Graduate programs at MSU are normally financed through private donations. Perhaps this company has put up the money for it.

I PREFER PUBLIC LANDS I HAVE NEVER BEEN ON A LEASE THAT WAS ANY GOOD. I TRIED LEASES FOR OVER TWENTY YEARS. SIMILAR PROBLEMS. YOU CAN PUT MEAT IN THE FREEZER ON OUR TWRA PROPERTIES.
