Ours is about $2.25 an acre for riverbottom land mixed with ag fields, crp fields, and thickets.
Thats a bargain.

We've had it for over 10 years. Have 6 guys on 800 acres right on the river. We have places to hunt deer, turkey, and whatever else as well as ride 4 wheelers and fish.

In KY's top counties it goes for about 10 an acre. I've seen it as high as $20/acre for managed land, or land with a history of producing top-end bucks.
I agree BSK. In fact, I have seen some in Christian county go a lot higher than that.
Not trying to be negative here BowGuy; but you will search far and wide in Christian and Trigg counties to find $10 an acre land, and you may still not find it. You used to be able to; but, in the last 4 to 6 years, the BIGTIME lease companies have shot the price up dramatically. I have been hunting that area for over 20 years, and quite frankly, I am amazed at what some folks will pay for mediocre land.
As far as Tennessee land goes, I'm not sure about prices in the Eastern or Western parts of the state. But I do have quite a bit of experience in Northern Middle Tn.. Especially, in and around Sumner, Macon, Trousdale, Jackson, Clay, and Smith counties. If the landowner has any idea what unit "L" means, then you can almost always expect AT LEAST a $1 more an acre than you would typically pay for non-unit "L" land, and most of the time, more than that (Jackson and Clay will usually run $6 to $7 an acre, but the "L" counties will be $7 to $8 an acre or more). Fortunately, I am very good friends with several major land owners in this part of the state. If a property is overpriced, then I state that to them. Most of the time, they respect what I tell them. After all, on top of being landowners, they are shrewd businessmen first and foremost, and they realize that a FAIR price for quality land will yield a quality hunter who will respect their land.
One more thought, how many of you pay the sticker price for a new car. Just saying..........

i been very fortunate to not ever have to pay for a lease. the neighbor that lives beside my dad let us hunt his 30 acres for about 12 years before giving it to his SIL. so ill be looking for a lease in tn this year. been hunting ky only for the past 3 years, luckily we own the 81 acres there

Lease prices will usually be highest near any major metro area. I've seen leases go for $25/acre near Birmingham and Montgomery Alabama and Atlanta Georgia. These aren't great spots, simply decent hunting very close to home. Some hunters will put a premium on having quick access to their hunting land. In fact, I think that's why lease prices are often lowest in areas that are the farthest drive from a major metro area.

And many of the most expensive leases (close to major metropolitan areas) are plagued with more significant issues/problems, i.e. major noise (close proximity to interstates, low-flying jet airliners), more free-roaming dogs, more trespassers, etc.
However, many hunters may save enough $ on gasoline, travel, motel expenses, etc. to more than off-set the more expensive hunting lands close to their homes. Not to mention, they get to spend more time hunting, less time traveling, less time setting up a camp, or less time checking in/out motels.
One thing for sure, the price of the lease may be a poor indicator of the overall quality of the hunting experiences.
