I don't pay nothing,but I think it would depend on where the land is located (county) and what unit its in, the lay of the land,and whats on the land (all wooded or mostly crops,etc)..

In KY's top counties it goes for about 10 an acre. I could see this in some areas of TN but there are also places that go for $2 an acre... Just depends on how much agriculture there is in my experience.
Lots of fields crops and woodlots...high lease. I know 1100 acres in hardeman county that is nothing but a cattle farm some winter wheat that leases for $700 a year and its wide open probably not 50 acres of woods on whole property...bordering properties have woods but they are all hunted and leased too.

around here it is about $10 an acre for decent land but know of some that is around 6 or 7
depends on the land owner- some just want to clear taxes and others are starting to see that they can really make some cash off of it

As much as someone is willing to pay unfortunately. Lots of them available in E. Tn mtns for 3-4 acre. Dont understand that when you can hunt right next door (Royal Blue) for cost of WMA permit.

Have been hunting Royal Blue for the last three years at least 10-20 times a year. Including all opening days. First few times I was there I expected to see "thousands of people with guns". Running into other hunters has never been a problem for me. Have inquired about Claiborne Cty leases on here before and have been told they are more trouble than they are worth due to trespassers and poachers. May be just a ploy to keep them under the radar but still cant see paying 300-500 a year to hunt basically the same unhuntable land I can hunt for free in the same area of the state. Now find me a good piece of farmland up there and I would be all over that, but all I ever see is Timber company leases up in the mountains.

Yep, but around here, very local, I have seen it leaning more and more towards the $10 range. I also believe that is too much money.

I think it depends on what you get for your money....
As an example, I know guys that rent land and pay about $4.00 an acre. This is for the rights to hunt the land, nothing more.
Some clubs are run more like a business. They build roads and maintain them. They provide a place to get dry and put up your feet, even though not all members can show up on the same day and expect a place to sleep, there just isn't enough room.... These clubs are used by the membership in different levels. Some treat the place like a second home while others only come down to hunt and rarely show up during the off season. Some members fish and wheeler ride and really get their dollars worth, while others just (again) show up to hunt.
If you did the math, some clubs may charge members about $20 an acre (number of members times average dues divided by acres), BUT with all the bells and whistles....it's up to the individual hunter to take advantage of what's there....
Again, a fair price for a lease is in what you get and how you use it......there is a big difference in leasing land and joining an existing club.

If people are hunting less, would that not lead to less demand and more supply? Which in turn would lower prices. In theory, yes. And for many people looking to lease land for the first time, yes.
But here's my take. If you have a "good" lease, don't expect to see your price go down. But just maybe it won't go up.
Where I see the prices being lower are on those average and below average leases (I'm rating them from an overall perspective). Many of these leases are going to go "unleased", and after experiencing that, many landowners will lower the lease price.
Another thing. If we have inflation of around 3%, and lease prices remain stable overall, then relatively speaking, they've gone down.
At the present momement, there probably has never been as much land available for deer-hunting leasing --- and that's nationwide, not just in TN. Deer herds are expanding; old hunters are dying out with fewer new ones taking up the sport.
Another thing. TWRA has more public hunting lands with good deer populations today than they had 10 years ago. Same can be said for most "state" and "federal" lands in most states. Note the very favorable comments someone stated above about the quality of their experiences on Royal Blue WMA. Just a few years ago that area had more hunters than deer!
And all that "trophy" hunting in KY (and other states) "awakened" a lot of landowners to the idea of receiving supplemental income by leasing hunting rights on their land. I don't expect those landowners to stop leasing simply because their previous $10 an acre property can now only be leased for $4 an acre.
Some will point out that we no longer have (in TN) the large timber company lands available for public hunting by cheap "permit". If you'll think about it, when they sold "permits", that was in fact a way of their "leasing" hunting rights. They were just leasing too cheaply vs. their liabilities and what the market would bear. The good news is that many of those lands still exist, having simply been converted over to private leases, and they remain among the lowest cost leases in TN (and usually for good reason).
Lastly, yes, many of those big timber company lands have been purchased by people who bought the land for hunting. Well, those "new" landowners just removed themselves from the pool of hunters looking to lease hunting rights. Of course, we have lost a lot of acreage to human "development", no denying that. Just saying the deer herd seems to have expanded faster than the development.
Law of supply & demand. My opinion is "these" are the good ole days of deer hunting in America. And they're going to stay good for at least a few years, at which time it will not be a lack of deer or places to hunt that ruins it, but rather something political, like firearms being made illegal for hunting, or hunting being outlawed totally on state and federal lands. My opinion is often wrong, so just my opinion, but if the current group in Washington were to stay in power until 2016, I'd expect all hunting to be outlawed (before 2016) in places like Big South Fork National Recreation Area, the Cherokee National Forest, LBL, Ft. Campbell, etc. Should this happen, lease prices will skyrocket.

We've had it for over 10 years. Have 6 guys on 800 acres right on the river. We have places to hunt deer, turkey, and whatever else as well as ride 4 wheelers and fish.

I agree BSK. In fact, I have seen some in Christian county go a lot higher than that.
Not trying to be negative here BowGuy; but you will search far and wide in Christian and Trigg counties to find $10 an acre land, and you may still not find it. You used to be able to; but, in the last 4 to 6 years, the BIGTIME lease companies have shot the price up dramatically. I have been hunting that area for over 20 years, and quite frankly, I am amazed at what some folks will pay for mediocre land.
As far as Tennessee land goes, I'm not sure about prices in the Eastern or Western parts of the state. But I do have quite a bit of experience in Northern Middle Tn.. Especially, in and around Sumner, Macon, Trousdale, Jackson, Clay, and Smith counties. If the landowner has any idea what unit "L" means, then you can almost always expect AT LEAST a $1 more an acre than you would typically pay for non-unit "L" land, and most of the time, more than that (Jackson and Clay will usually run $6 to $7 an acre, but the "L" counties will be $7 to $8 an acre or more). Fortunately, I am very good friends with several major land owners in this part of the state. If a property is overpriced, then I state that to them. Most of the time, they respect what I tell them. After all, on top of being landowners, they are shrewd businessmen first and foremost, and they realize that a FAIR price for quality land will yield a quality hunter who will respect their land.
One more thought, how many of you pay the sticker price for a new car. Just saying..........

i been very fortunate to not ever have to pay for a lease. the neighbor that lives beside my dad let us hunt his 30 acres for about 12 years before giving it to his SIL. so ill be looking for a lease in tn this year. been hunting ky only for the past 3 years, luckily we own the 81 acres there

Lease prices will usually be highest near any major metro area. I've seen leases go for $25/acre near Birmingham and Montgomery Alabama and Atlanta Georgia. These aren't great spots, simply decent hunting very close to home. Some hunters will put a premium on having quick access to their hunting land. In fact, I think that's why lease prices are often lowest in areas that are the farthest drive from a major metro area.

And many of the most expensive leases (close to major metropolitan areas) are plagued with more significant issues/problems, i.e. major noise (close proximity to interstates, low-flying jet airliners), more free-roaming dogs, more trespassers, etc.
However, many hunters may save enough $ on gasoline, travel, motel expenses, etc. to more than off-set the more expensive hunting lands close to their homes. Not to mention, they get to spend more time hunting, less time traveling, less time setting up a camp, or less time checking in/out motels.
One thing for sure, the price of the lease may be a poor indicator of the overall quality of the hunting experiences.

I've had bad experiences with leases especially big ones with several members you don't know. I've found out that I'm more successful of wma's and public hunting land and also I rarely run into anybody and ITS FREE!
