How accurate is TN Map Assessments online?

How accurate are these propery lines on this site?
I tell ya what....I was about to have blood coming outta my eyes this past weekend. We have had our place a decade now, and I know where the exact property lines are for our place. When I first looked on this website, they were exactly where I thought. I say this because I know that our neighbors are fixing to clearcut their 50 acres.
I went to get a stand down and move it to try another location, and I got outta one of our fields and theres marking tape showing where they supposedly got it surveyed....It looked professionally done, but the thing was, was that it was 200 yards from where I thought the ptoperty lines were and about 1/2 a mile long AND way off from this TN Map Assessments website. The lines were exactly one ridge off here and one hollow off there....all over the place. It looked like they were cutting about 30 acres of OURS.
If its there's thats fine, I'm fine with that, but I'm about 99% sure that its not. The guy that ownes it is from Louisiana and no one around has ever met him and he has never been there to anyones knowledge.
To say the least, I got ther information, wrote a letter, left them a voicemail to not start logging until this is straightened out. We are having a surveying company coming out this coming Friday and he said that it would take about a week.
I dont wanna have to sue for 30 acres of lost timber and 30 acres of lost land value. If they are off, the surveyers that did it either need a new map, new batteries in their gps, or a new compass 
Is this website pretty accurate?!?!?!?

do not blame the surveyor until he gets his job done.
all that a property assessors maps intention is that the approx number of acres and the improvements are properly taxed/appraised, the assessors office has nothing to do with the property lines even though many offices create this intent, I fought this issue for almost 30 years, If you call their hand or threaten legal action they will back down like a possum shatting simmon seeds

if you can produce the line on the map to the actual line on the property with 15% on a regular basis then I will call you Houdini

It looked professionally done and if thats the correct lines, that is TOTALLY ok with me....(just dont want them to cut 30 acres of our land - and have to deal with that mess). If its theirs, cut all you want off of it. We are having 70 acres cut off our place all over to improve the deer hunting. We based quite a few around their property and these "new lines" complicate things quite a bit. We are having our loggers halt all cutting in those areas (luckily they hadnt gotten that far yet) and resume in other areas.
We got a map of all the parcels from the courthouse a year ago, just to have...and they line up EXACTLY to this website. But these lines that looks like is theirs is over 200 yards in some parts. I dont see how it could be that far off on the map. I can understand 50 yards here and there, but for them to have a whole hollow and another whole ridge that we thought was ours for the past decade, can be quite frustrating if you can imagine. It just looks like they were one ridge over and went down another wrong cut that is identical and parrallel to another cut 200 yards away.
Just doesnt seem right to me. If its correct....Thats absolutely fine with me. Their land, their rights. We are being totally polite and everything thus far, and thats why we are getting a different surveyor to see what he comes up with.
The only reason I'm stressed over this, is because we have already had 3 different people cut on our property....about 20 acres total. The locals down there are saying that its gona be a hellstorm this summer because there is gonna be alot of logging through these properties and people are cutting into everyones land.
I know its not the landowners fault.....hes trying to get it done right by surveying it before cutting it, so no harsh feelings towards them. I just wanna make sure this is done RIGHT, you know?

You are doing the right thing. Get your property surveyed by a registered surveyor. Then there is not a question as to the boundary. If your neighbor cuts trees on your property you have a case and I believe that they will owe you at least twice what they are worth. Don't quote me on that..

Oh yeah before I was laid off from my surveying job we never trusted those maps. You just can't beat a good property deed with calls and distances...

The thing that I didnt understand and you may be able help me with, was I walked through the taped off lines that they had marked and 200 yards into it, there was the blue tape EXACTLY where I knew the property lines were (seriously within about 10 feet from what I thought). They scraped to the dirt and nailed down a blue arrow into the dirt...this was 200 yards where they taped off. Do you think they got their measurements off, and might be coming back to "re-do" it? There was no taped off perimeter where I found the blue arrow

I dont know JC, i think your handling it right. I would just keep an eye on things until you get all the information and get it all worked out.
I had a similar situation. Guys came in to cut the timber on a neighboring property and i was very concerned with some things i saw. I had already had a survey and a fence, but we built the fence about 75 yds off of the property line because it was much easier to get to. Before the loggers started I went ahead and built a very rough single strand fence on the actual line itself just to make sure and im VERY glad i did. It probably would have ended up with us losing lots of trees. Ive heard that loggers wont cross a fence, maybe someone else can chime in on this. Could be a cheap quick fix if you need to resort to such measures. Good luck

it might have been a control/data gathering point, which has nothing to do with property lines, at the same time, these control points can/will be reasonably close to the property lines, through 30 years of surveying I/we always tried to keep control/data points within 200 feet of the physical property line
there is a difference between physical property lines and deeded property lines, many times this will cause a major arguement, its just the nature of the situation
