To answer a few questions since the land was logged & the property that surrounds it was logged a couple years ago deer numbers have dropped dramatically. only saw total of 5 bucks last season there.I took a decent 9 point opening day of rifle season & that was the only deer i took there last year. Turkeys have vanished from there. At this point its the only spot i have to hunt & its about 20 miles from home.The use of the House is not in with the lease. The other 2 people that have hunted it refuse to shoot does & shoot any buck despite size. Have had a couple people in my stands that i had to run off.Plus she lets family hunt there also if i decide to go in the lease that will have to stop unless they want to buy in.

if i was to pay that much there'd have to be antler restrictions and no family of hers would be able to hunt it. which probably will not go over well with her when you tell her. thats just my opinion

For her letting other people hunt then I would say no. I have a lease agreement that says I have exclusive rights to all big and small game and say who hunts or not.
I pay his land taxes x2, is what he told me. With the taxes on the land I am buying, I feel he is pretty close. Also with the camping spot, and year round access, what I pay is more then fair. B

Thats way too high but hunters have kind of screwed their selves by starting to pay these outragous lease prices in the first place.I think 6.50 an acre is way too high,but some people dont
If every hunter would stick together and refuse to pay thes price gougher prices ,you would see land lease prices drop like a rock, because they want to lease the land and now see hunters as an easy mark, which they are by paying the high prices..

IF it is all you have then it might be worth it. me and 4 friends pay 1100 total of 120 acres. in W. Tenn
1. It is all we have.
2. One person lives in Knoxville and only comes up on the opener of MZ and Rifle.
3. Never have we all been off work at the same time so we have never been "crowded"

Need to just buy you a small place. Land prices are going way down, it is time to buy. That leasing stuff is no good, you really dont have much say in anything on the place, can get ran off at any time the contract ends.
