$10/ acre is worth it only if it's an incredible property for hunting. I'd offer her $800 for you and your son for the whole property to yourselves. That would be very reasonable.

No! Way too high. 161 acres is not enough land for four people. You will be in a fight within two hours. My thoughts exactly. I pay $650 for 14,000+ acres and never worry about running into someone else. But I don't know what your hunting options are over that way. Is there any public land near you?

I had a classified ad up on here on TNdeer for the last couple of weeks for my hunting club and we were doing $700 for 5300 acres, which works out to 13 cents an acre for the year, give or take.
4 people on 161 acres may or may not work. It might work if the 4 people knew each other (like family) and agreed to split up and each staked out and stayed on their share of their own 40 acres. If there was a portion of that land that didn't attract deer, the others could help to put in a food plot, or some otherwise attractant for the deer. Or, they could rotate who hunts which plot each time they went. But like I said, this would probalby work better for 4 friends than for people that didnt know each other.

I think $800 for just you and your son and 161 acres is still very high. I would offer $4-500 tops with 2-3 people. Of course the price varies depending on the land and surrounding area.

theres 3 of us that hunt our 81 acres and we never get in anybodys way. theres been as many as 6 hunt at once and never had any problems and were a good distance from each other. 161 acres for 4 people is a good bit of land. price seems steep but if its worth it to you pay for it

Four of us hunt one farm that is 184 acres and have no problems. We rarely see the same deer either.

Thats way too high but hunters have kind of screwed their selves by starting to pay these outragous lease prices in the first place.I think 6.50 an acre is way too high,but some people dont If every hunter would stick together and refuse to pay thes price gougher prices ,you would see land lease prices drop like a rock, because they want to lease the land and now see hunters as an easy mark, which they are by paying the high prices..

that's not gonna happen. lease prices will only rise because there is always somebody with more money willing to pay. leasing is the biggest threat to hunting for the common folk.
