161 acre lease $400 per x 4 people too high?

Got a call today from land owner. I have been hunting this land for 7 years now - up to this point only done some upkeep on the house & keep an eye on it as she lives out of state. As with everyone times are hard & she wants to lease the land to about 4 people she wants $400 per person on 161 acres seems a little high. its Humphreys county. Has been logged a couple years ago. Have not seen the number of deer the last couple of years that i saw in the beginning. & has been several years since i have seen any turkeys.
on the fence about the price as it will be $800 on my end for me & my son. & he is in college & does not go hunting much

OUCH...That is like 10 bucks/acre. Not sure what land is going for there but that is high really high for around here. (white county)

That does sound sort of expensive. On the other hand, if you don't have another place to hunt it might be the difference between hunting and thinking about hunting.

I pay 800 for 120 in hickman county. he wanted to go up on me to 1200 this year. I told him I appreciated him leasing it to me but, I would have to let it go. A few days later he called and said if I wanted it for the same price it was mine. He said, the cost of a paper ad and him having to go show it wasn't worth the increase, since he already knew me and the way I treated his land.

For that money better be lots of critters. We hunt 2500 acres for $750per person.

Our club leases land for $5.50 to $6.50 an ac. and yes there are a lot of critters there.

We pay $5 an acre and kill deer and turkey to our hearts content.

You mentioned a house. It might be worth that if it included a roof over your head and you have to travel to hunt the lease.Sounds alittle steep for just the land.

No! Way too high. 161 acres is not enough land for four people. You will be in a fight within two hours.
