I agree with Mike, a one year lease kills any deals with me. You need a 5 year or longer lease.

Worste thing to me would be,hard to learn the land in 1 year.
I guess that being said,a land owner can do whatever they want with their own land.

I saw this problem with Deep South timber companies. They hired biologists to run their lease programs with the idea of creating greater revenue. But the very problem KSbuck detailed arose. Hunters will only manage well if they have some "ownership pride" in the property, and that isn't possible when the lease can be pulled out from under them any time someone else offers more money.

Interesting KSbuck. I got a call from a guy working with timber companies in western Middle TN about this very prospect (managed leases increasing lease revenue). I wonder if it is the same guy.

I would never join a club and put any work into it without a contract for multiple years.......
