I'm not BSK and I have no idea how severe the outbreak was on his land but normal recovery is three years or less. Often the herd is in better shape after EHD, once it recovers. Ive noticed that deer seem to be much healthier after the outbreak. Why is that bowriter?
As Bowriter pointed out, less competition for the best food sources. The lower the deer density, the fewer the mouths having to share the few top-quality food sources.
Deer health and population density are inversely related. Individual deer are healthiest at the lowest deer densities and least healthy at the highest densities. That's why it's so important to keep deer densities well below the capacity of the habitat to feed them. At lower densities individual deer are healthier hence grow larger bodies and antlers.

What about if u have a fresh water supply as in a creek that has fresh springs bubbling all the time the creek may get low but not dry. Will some diseases effect an area like that as much. The reasons i ask buddy of mine said our county madison was hit hard by EHD i don't know for sure but if it has I haven't seen any affects of it.

Stagnant water appears to produce more problem. My place has no ponds or standing water, just year-round running creeks. During the EHD outbreak I walked my creeks weekly to look for dead deer. The dead deer found and an ongoing summer photo-census at the time indicated we lost only about 15% of the local resident deer.
The problem is, deer move around seasonally. Many hunters/managers of smaller properties find that the majority of deer using their property during hunting season are not summer resident deer. The deer using their property during hunting season summer somewhere else and shift into the property during the fall months or only during the peak of the rut. Where those deer lived during summer would affect their susceptibility to EHD.
As an example, we only lost around 15% of our local summer herd, yet nearby areas contain big swamps. It appears deer summering there were hit very hard. We did not see many deer shift into our property come fall after the outbreak, and normally we would see a considerable number of seasonal range-shifters.
What I'm getting at is conditions on your hunting property may not be the biggest contributor to how EHD affected your hunting. Conditions in neighboring areas may have been the major contributing factor.
